This page explains how Finley Capital Consultants charges for its services. Finley Capital Consultants (The Finley Group Capital Company) is an independent commercial capital advisory and consulting firm. We are not a bank, lender, credit union, mortgage broker, or loan servicer. We do not make lending or credit decisions and do not guarantee financing, funding amounts, interest rates, or approval. All credit and funding decisions are made solely by independent third-party funding providers.

  1. What our fees pay for. Our consulting fees pay for advisory and document-preparation services we actually perform. They are not a fee to obtain, guarantee, or secure a loan, are not contingent on whether you receive funding, and are not refundable based on a lender's decision. Any success fee is separate, applies to commercial financing only, and is earned only after funding closes.
  2. Consulting fees. We charge flat consulting fees for the advisory work and documents we prepare:
    • Initial Consultation: Free (30–60 minutes).
    • Capital Readiness Package: $750–$2,500 — business assessment, strategy session, and funding roadmap.
    • Business Plan Package: $1,500–$5,000, depending on complexity.

    These fees are quoted and agreed in writing before work begins. They are charged for services performed and are not contingent on, or a guarantee of, funding.

  3. Success fee (commercial financing only). A separate success fee may apply to commercial financing:
    • Up to $250,000 → 3%
    • $250,001–$1,000,000 → 2%
    • Over $1,000,000 → 1%
    • Minimum success fee: $2,500

    A success fee is earned only after funding closes, applies to commercial financing only, and is payable only where permitted by our written agreements and applicable law. We do not charge a success fee to residential mortgage borrowers.

  4. No guaranteed outcome. Paying a consulting fee does not obligate any lender to approve or fund your request, and does not entitle you to any specific rate, amount, or approval. All credit and funding decisions are made solely by independent third-party funding providers.
  5. Written agreement controls. The specific fees, timing, and any refund terms for your engagement are set out in the written agreement you sign with us. If anything on this page conflicts with that agreement, the signed agreement controls.
